A new feature at Central Phoenix Home Search is the ability to search for homes by price drop: specifically you can search by percentage price decline withing a certain time period.

This isn’t just a simple price drop search – you can customize EXACTLY what you’re looking for.  The use is pretty self explanatory, so go ahead and check it out.

Central Phoenix Real Estate Sales Data

Real Estate Confluence will rarely have housing stats except for an occasional look at what’s going on in Downtown, Midtown Phoenix but we have extensive data, specific studies, commentary and reviews at Phoenix Market Trends.

It’s Farmer’s Market Season in Phoenix

The season for farmers markets is here:  fall is in the air.

Many of the farmers markets are closed during the summer and rightfully so.   What’s the pleasure of going through some fresh lettuce while your head is burning from the sun.

So just as with almost another activity in Greater Phoenix the living season is starting now.

There are quite a few farmers markets throughout the Phoenix valley and there are several new farmers markets coming in Glendale, Surprise and Buckeye.

View REO Foreclosure Properties In Central Phoenix

The home search at Real Estate Confluence has been improved with some new spiffy features..  One of the major improvements is the ability to search for homes, condos and lofts by school district or specific school.

Home Search by School

This is a very popular search method.  In this case when you start typing in the school or school district it will give you a list of schools that narrows the more you type the name.  You will also see the amount of homes available in that schools area.

The home search here at Real Estate Confluence and our other site Phoenix Market Trends has been one of the most popular features.  We have heard a lot of good things from its users.

After some input there have been some changes made.  The Phoenix homes search is now faster, more powerful, easier to use and offers lots of new features described below.

FASTER!  MORE  OPTIONS!  EASIER!  Just BETTER!

The search panel has been redesigned.

The new search panel no longer has the “Advance” search area, rather you select the search criteria via expandable boxes. This means you can get to what you’re searching for quickly.

Second, the text boxes and sliders are no longer separate options. Instead, your website visitors can now use either option at their will and use either option at any time. This allows the more advanced users to quickly hone in their search while allowing the users more comfortable with text boxes to enter the price using their keyboard.

Search Foreclosures (short sales, notice of default, etc) and foreclosed, REO (bank owned) properties on your website.

This is done through a proprietary algorithm that analyzes each property’s description to determine whether or not a property is a pre-foreclosure or has been foreclosed upon.

Search for properties within certain school and school district boundaries.

The school search box is an auto-complete box and will start showing the names of the schools /districts as soon as the user types the first two letters.

Search for properties based on price change percentage over time.

This is a great feature.  For example, you will be able to easily look for properties with at least a 10% price drop over the past 30 days.

Add personal notes to properties (once registered):

There are lots of properties out there and this new feature let you make any notes about the properties you search.

We have made Search Valley Homes more user friendly for Safari users.

Baths have been split into full baths and half baths in search results and in the property details.

Searching for baths will search the number of full baths and the number of half baths combined. For example, if a website visitor is looking for a house with at least 4 bathrooms, a house with 3 full baths and 1 half bath will match their search.

Faster loading.

We’ve significantly reduced the loading time of Search Valley Homes by using advanced loading techniques so that the different parts of the property search are loaded as they are needed instead of when the page first loads.

In the coming few weeks we’ll look more in-depth into each of the new features and how to best utilize them so your search is easier, quicker and better.

Real Estate Confluence Update

We don’t have a lot of readers at Real Estate Confluence yet and we don’t need to.  We only need people like you to read and to know us.  It’s been slow going on this blog mainly because we have been very busy in our work: real estate brokerage.  Despite the gloom put out by mass media a few good agents are very busy and you may have also noticed a lot of for sale sign going down, especially for starter homes.

Our primary blog is Phoenix Market Trends and we average about 10 posts a week there focusing on Greater Phoenix real estate and more precisely Central Phoenix Core.

In the near future you will see that Real Estate Confluence begins to grow and expand and of course it will be updated more often with real estate and non real estate news related mostly to Midtown, Downtown and Uptown Phoenix.

Were also considering some print advertising in Hoozdo Mag. and  North Central News: you may see us there starting in 2009.
